INNSBROOK
Thinking of purchasing a home in Innsbrook? Here are answers to my buyers’ most frequently asked questions.
What is Innsbrook, exactly?
Innsbrook is a private, gated resort community in Warren County, Missouri designed around lakes, nature, and recreational living. It blends full-time residences, weekend chalets, and vacation homes with resort amenities.
Is Innsbrook gated?
Yes. Innsbrook has staffed gates (Main Gate is staffed 24/7). All owners, guests, and renters must be registered to enter. Random drive-throughs aren’t a thing here.
Can I live in Innsbrook full-time?
Yes. Many owners live in Innsbrook year-round, while others use their property seasonally or as a weekend retreat. Utilities, road maintenance, and security operate year-round. Not all properties allow full time residency.
Are short-term rentals allowed?
Yes, but they are regulated. Owners must:
Obtain an annual rental permit from the Innsbrook Owners Association
Obtain a separate business permit from the Village of Innsbrook
Register all renters in advance
Comply with strict guest behavior rules
Rental rules are enforced, and violations can jeopardize rental privileges. Not all properties allow short term rentals.
What amenities do residents have access to?
Amenities include:
- Multiple lakes and beaches
- Charrette Creek Commons pool, fitness center, pickleball courts, and playground
- Hiking trails
- Golf course and clubhouse
- Concerts, events, and seasonal programs
Some amenities are seasonal, and a few require reservations or fees.
Are boats allowed on the lakes?
Yes—with limits. Only electric motors, paddlecraft, or sailboats are allowed. Gas motors, jet skis, and wake-creating boats are prohibited. All boats must be registered with Innsbrook.
Can I have a golf cart or UTV?
Yes, but they must be registered and insured. Drivers must be licensed. Guest-owned carts and UTVs are not allowed.
Are pets allowed?
Yes. Up to two pets per dwelling are allowed. Dogs must be leashed, pets are not allowed on beaches, and owners are responsible for behavior and cleanup.
